What a domestic EICR covers
An Electrical Installation Condition Report records the condition of the fixed electrical installation at the time of inspection. Testing typically covers wiring, circuits, socket outlets, light fittings, earthing and bonding, and the consumer unit.
Who requests a domestic EICR?
- Homeowners who want to understand the condition of an installation
- Buyers or sellers who need electrical information before a property transaction
- Landlords and letting agents arranging the inspection required for rented homes
- Property managers planning remedial work or upgrades
Reports for rented homes in England
Landlords must arrange inspection and testing by a qualified person at least every five years, or sooner where the previous report specifies a shorter interval. The report explains whether the installation is satisfactory and identifies any further investigation or remedial work.
Understanding observations
C1 means danger is present, C2 identifies something potentially dangerous, and FI means further investigation is required without delay. C3 is an improvement recommendation and does not by itself make the report unsatisfactory.
